Application Requirements
In addition to offering brokerage services to citizens looking to buy or sell property in the area, MidTownSA.com manages a significant number of rental properties in targeted San Antonio neighborhoods.
Some rental properties accept Section 8, some do not. At any given time there may be a few apartment communities running unique specials, or open to unique tenant circumstances. However, by and large, any property we manage will have the following criteria:
- No violent or drug related arrests / convictions in the last 5+ years
- No Registered Sex Offenders
- No one listed on the Terrorist Watch List
- Verifiable Income of Approximately 3 times the rent rate of desired unit
- Exceptions include
- Section 8 properties
- College Students paying rent via financial aid
- Any person paying rent from verified savings account & paying rent in advance
- Guarantors must provide their separate application and proof of income
- No evictions in the last 5 years (Additional deposits will be necessary for Exceptions)
Applications are available in our office, we can email one to you, or you can download an application here. An application processing fee is required, and every adult in the home 18 years of age or older must submit individual applications. Couples who have been married at least 2 years may submit under a single application fee.
Generally, a full month’s rent + agreed-upon deposits are due at move-in. If moving in mid-month you will pay a full month’s rent at move-in and partial rent for the following month. Exceptions are on a case by case basis.
